The building has an office area and two shops and includes all of the equipment needed to operate an auto body repair business. The office area has a customer reception area/owner’s office with computers and computer software to operate the business The property has room for parking for 25 to 30 vehicles, depending on the body type. The building is separated into a body & paint shop.

The business is presently open only five (5) days a week, from Monday to Friday. A more aggressive owner could increase business by oncreasing the operating hours and opening on Saturdays.

The business can be acquired at a price of $725,000 (Option A), with a typical 5/5 triple net lease at $12,000 per month for a 10-year period with normal escalators (5/5-adjusted after 5 years to reflect market rate). The sellers are willing to hold a note for 7 years at 6% interest to a qualified buyer (in their sole discretion, on a case by case basis) with a minimum down payment of $250,000.
